The design solution for 7835 Ivanhoe called for a complete renovation of an existing 3,400-square-foot, two-story structure. Located in heart of the La Jolla Village district of La Jolla, California, the existing multi-tenant building is closely connected to nearby commercial, retail and residential buildings. The new program for 7835 Ivanhoe includes a single-tenant space with a conference area and design studio on the ground floor, as well as an open, progressive office environment above. An integrated process started with an approach that peeled back the exterior layers, bringing the building back to its simple geometry. The introduction of modern materials and window systems provide a clean aesthetic that is more in keeping with the client's sustainable business culture. Similarly, the approach to the building's interior looked to simplify the existing layout and create flexibility for the owner. A majority of the interior walls and partitions were removed to open the building up to natural daylight and ventilation, as well as dramatic views to the Pacific Ocean from the second floor. Sustainability was a key driver of the project design. Operable windows, tubular daylight devices and materials that are healthy and environmentally responsible are paired with high-performance building systems that result in an efficient building that is healthy and comfortable for building occupants.
